We hope that the following guidelines will help you to complete your auction listing successfully and help you promote and sell your property.
Uploading your property details and availability
Once registered you will have your own personal area where you can upload your property’s details, manage auction listings and amend your personal details.
Select the link ‘I want to upload my property’ by clicking on this and you will be directed to our easy to complete form.
To make this as easy as possible for you, we use standard headings, and allow you to free type the require information into the field. In addition to these guidelines, clicking the next to the required field provides reference information.
Property Title: This is the first thing about your property any prospective guest is going to see. When viewing listed properties this is what will draw them to click on viewing the full details of your property.
e.g. Beautiful modern 3 bedroom villa with panoramic views.
Intro Text: This is the short paragraph also displayed on the initial list, don’t go into to much detail as you just want to grab the prospective guests attention so that they click through to get an in-depth view of your property.
e.g. A quiet and peaceful 3 bedroom 4 bathroom villa with a private pool and a 5 min walk from the marina
Property Description: This is where you can really sell the benefits of your property in your own words.
With a maximum of 1000 characters you can give a more detailed overview of your property and its location.
Picture Upload: To support your personal description of your property you are also able to upload 4 photos to accompany this side by side. This is the perfect way for you to be able back up what you have said about your property and gives prospective guests the chance to actual see what it is they are bidding on.
Photos can be uploaded in JPEG, GIF or PNG formats however try to avoid any special symbols in the titles as this may cause you problems with the upload. Its as easy as adding an attachment to an email simply select the photo file as saved on your computer and hit the upload button.
As a sales tip try to ensure your photos are of the best quality, are bright and sharp. Photos are one of the strongest marketing tools available to you so make sure your property looks inviting and any prospect guest will easily imagine themselves relaxing there on their holidays.
Location and Property type: Make sure you select not only the country and region but also the area your property is located in. This is key to prospective bidders as they will want to know exactly where it is they will be staying. Some will even only search for property in a particular area, so be sure not to miss out!
You also want to tell them what your property is. Is it a villa or an apartment, how many bedrooms does it have and how many people will it sleep. Some prospective guest will want a property that sleeps 4 but it must have 2 bedrooms other will be happy with sofa beds.
Duration Stay: How long is the availability period you are auctioning. It might start on the 1st August, however is it for a 3-night stay or 2 weeks. You can choose anything from 1 night right up to a month at a time.
Start Date Stay: Simply select the date that your availability period starts from.
Prices and Auction Duration: In this section you have a variety of options to ensure you get exactly what you want financially for your property’s availability. This ensures that it never ends up costing you money to rent your holiday property with out you making a profit in return.
Buynow! Price: If you wish you can advertise you standard full rate whilst also listing your availability. Allowing you the chance to sell your property at full price and removing it from auction if someone opts to pay this. If you advertise your property elsewhere at 350 a week then enter 350 in this box. If you don’t wish to use this option then simply leave it blank.
Reserve Price: This ensures you never allow your property’s availability to sell for less than you can afford. If the minimum you are happy to accept is 250 then enter this. By not putting a reserve price you will allow your property to sell at whatever the final bid is, no matter how much.
We advise that you choose a reserve price to at least cover your overheads for that period and net you a minimum profit.
We work both in Sterling GBP and Euros EUR so make sure you select the currency you wish to trade in.
Auction duration: Choose how long you wish your availability to be listed for, choose from 3, 7 or 14 day auctions. If you’re not successful in selling it in that time, don’t worry as you won’t have been charged and you can simply re-enter it into another auction with the click of a button.
Auction Starting bid: Choose where you want the bidding to start. This can be 0.01p if you wish or in the hundreds. However we would advise not setting the starting bid to high as it will discourage prospective guests from bidding.
Accommodation: Here you can describe you property room by room so make sure you give as much information as possible. If the bedrooms have double beds then say. If the bathroom only has a shower then make it clear.
You can also let prospective guests know what services you provide whilst they are there and how frequently.
Amenities/Facilities: To make this as easy as possible we have provided you with a list of the amenities and facilities most prospective guests are looking for in holiday accommodation. All you have to do is click the tick box for each one that applies to your property.
Further details: Allows you to enter in any other information that you have not been able to enter about your property, perhaps it has a unique outside area like a pool side bar, or has a heated swimming pool for an additional fee.
How to get there: Lots of prospective clients may never have been to the destination where your property is located, or may be hiring a car or getting a taxi. Make sure you give them detailed directions on how to reach your property and how long it will take. It is also a suggestion to include the local airport and public transport links if there are any.
Distances: Let prospective guests know what is in the surrounding areas. If there is a water park how far away is it. How long will it take to get to the beach or town centre and can they walk or do they need to drive.
Other Information: Bidabooking.com operates using Paypal and therefore will allow all auctions to be paid directly through this method. However if you are happy to accept a cheque, bank transfer or other forms of payment it is recommended that you list this in this section. Along with anything else you think will help promote your property and prompt prospective guests to place a bid.
Completing a transaction: Once the closing of a successful auction you will be notified of the winners details in order to allow you to make contact with them to arrange payment for your property rental and organise all necessary details such as key collections. At this time bidabooking.com will also notify the winner that they have been successful and issue them with an invoice for the final sale price on your behalf.
